Custom Home Builders in Pittsburgh
We design and build one-of-a-kind homes on your land, with owner Joe Donati involved from the first sketch to the final walkthrough. More than 20 years of custom carpentry goes into every home we build.

Built Around You
A home designed for the way you live, not picked from a catalog
A custom home starts with a blank page. Instead of choosing from a builder’s set of floor plans, you decide the layout, the room sizes, the materials and the details, and we design the home around your daily routine and your property.
Because we are a design-build contractor, the same team plans and builds your home. You have one point of contact, one contract and one crew responsible for getting it right, with no handoffs between an architect and a separate builder.
- ✓ Design, permits and construction under one roof

The Process
How a custom home comes together
Most custom homes in the Pittsburgh area take about a year from the first design meeting to move-in. Every home is different, and we set your schedule with your estimate.
-
1
Design & Selections
Floor plans, elevations and engineering, plus the materials and finishes that make the home yours.
-
2
Permits & Financing
We prepare the drawings your township needs and work alongside your lender on the construction loan.
-
3
Construction
Site work, foundation, framing, mechanicals, insulation, drywall and every interior and exterior finish.
-
4
Final Walkthrough
Fixtures, hardware and a final cleaning, then we walk every room with you before handing over the keys.
Custom vs. Production
What makes a custom home different
Production builders repeat a set of plans inside a subdivision. A custom builder designs a single home for a single family. Here is how the two compare.
| Custom Home | Production Home | |
|---|---|---|
| Floor plan | Designed from scratch around your needs | Chosen from a short menu of plans |
| Land | Your lot, suburban, rural or infill | A lot the builder owns in a subdivision |
| Materials & finishes | Selected by you, piece by piece | Set packages with optional upgrades |
| Timeline | Longer, with time for design and permits | Shorter, since plans are repeated |
| Craftsmanship | Custom millwork and one-off details | Standardized details across every home |
| Your involvement | High, with many decisions along the way | Low, with fewer choices to make |

Before You Buy Land
Talk to a builder before you buy the lot
You don’t need to own land before hiring us. Many of our clients call before they buy, so we can walk the property together and make sure the home they want will actually fit, and won’t come with expensive surprises.
Western Pennsylvania lots often come with hillsides, rock and drainage challenges. Slopes can be a real advantage, opening the door to walkout basements and great views, as long as they are planned for from the start.
Slope & grading
How much site work the lot needs and where the house can sit.
Drainage
Where water goes, and what it takes to keep it away from the foundation.
Utilities
Water, sewer or septic, gas and electric, and the cost to bring them in.
Setbacks & zoning
Township rules that decide the size and position of the home.

Questions
Custom home FAQs
How long does it take to build a custom home in the Pittsburgh area?
Most custom homes take about a year from the first design meeting to move-in, and larger or more complex homes can take longer. Design and selections, permits and financing, and construction each take their own stretch of time. Lot conditions, township review and weather all affect the schedule, which is why we set a realistic timeline with your estimate.
Do I need to own land before hiring a custom home builder?
No. Many clients talk to us before they buy. We can walk a lot with you to check slope, drainage, utilities and setbacks, so you know the home you want will fit the property before you commit to it.
What is the difference between a custom home and a production home?
A production builder offers a set menu of floor plans on lots it owns inside a subdivision. A custom builder designs a one-of-a-kind home around your lifestyle and builds it on land you choose. Custom homes involve more decisions and take longer, but every room, material and detail is yours.
Is it cheaper to build a custom home or buy an existing one?
Buying an existing home usually costs less up front. Building custom costs more per square foot because every home is designed and engineered individually, but you get exactly the layout, quality and efficiency you want, without renovating someone else’s choices later.
How do I choose a custom home builder near Pittsburgh?
Confirm the builder is registered with the Pennsylvania Attorney General as a Home Improvement Contractor (Premier Custom Builders is PA HIC #028559) and carries liability and workers’ compensation insurance. Look for experience with Western PA hillsides and drainage, a written contract with a clear scope, payments tied to progress, and past clients you can talk to.
Can you build on a sloped or wooded lot?
Yes. Sloped and wooded lots are common in Western Pennsylvania. We plan grading, retaining walls, drainage and foundation design around the site, and a slope can often become a walkout basement or a better view.
How much does a custom home cost?
Every custom home is quoted after we review your plans, your selections and your lot. Contact us to schedule a consultation and we’ll give you a written estimate.
